FIELD NOTES — “Capital Follows Conviction”
Today’s Observation -April 16, 2026
Yesterday I’m sitting in a dealership, going through the usual process—numbers, trade-in, financing. Nothing out of the ordinary.
But I’m talking with the finance guy. Just conversation. No pitch. No angle.
He starts asking what I do.
So I tell him.
Real estate. Development. Small footprint housing. Costa Rica. Opportunity where most people aren’t looking yet.

He says, “Yeah… I need to get into something else. Other investments.”
That’s how it always starts.
Not with a pitch deck.
Not with a webinar.
Not with some polished funnel.
Just a conversation.
We start talking deeper.
I tell him about what we’re building—right-sized homes, smarter living, real demand. Not hype.
I tell him about Central and South America. The shift that’s happening. Capital moving where friction is lower and upside is still real.
He tells me his family is from Colombia.
Now we’re not talking theory anymore.
Now it’s personal.
By the time I leave, he’s “sold.”
He’s interested.
And there’s a difference most people miss.
Everyone asks:
“How hard is it to raise capital?”
Wrong question.
The real question is:
Would you invest with you?
